Home remodel cost in Tampa, FL.
The Tampa market averages are on this page, with their source. They are not our quote. A home remodel cost without a walkthrough is a guess, and a guess is what moves later. What we can give you is better. The 3 questions that put any remodel in a range, and what a low bid is quietly cutting.

What a low home remodel cost is cutting.
Two quotes for the same house come in far apart. The cheap one is not magic. It left things out, and you find them later as extras. Here is what to look for in any quote, including ours.
Work behind the wall
Moving a wall, adding an outlet, relocating a sink. Each one brings in a licensed general contractor we work with and, in Hillsborough, usually a permit. Maplex Services is not a general contractor. A low bid may leave them out, or hope you will not notice. Ask which trades are in the number and who pulls each permit.
The order of work
Drywall before paint. Paint before floors. Floors before baseboards. A bid with no schedule is a bid with no order, and no order means work done twice. Ask to see the sequence, in writing.
The finish level on the walls
Drywall is finished to a level, 0 to 5, and the level decides what shows under light. A low bid finishes to level 3 and paints. Every seam shows by the window. Ask what level is in the number.
Protection, dust and cleanup
Floors covered, doorways sealed, dust contained, and the house cleaned every day. These are hours in a lived in house. A low bid either skipped them or will bill them later.
The 3 questions that put you in a range.
The Tampa averages above are a starting point, not a promise. But 3 questions decide where any home remodel lands. You can answer them before you call.
How many rooms, and do walls move?
Paint and trim in three rooms is the smallest job. Open a wall between two of them and the job doubles in trades and permits. Count the rooms and count the walls that change. That gets you most of the way.
Surfaces, or systems?
Surfaces are drywall, paint, doors, trim and floors. Systems are plumbing, wiring and structure behind the wall. Surfaces are ours. Systems bring in a licensed general contractor we work with. A remodel that stays on surfaces is a fraction of one that touches systems.
Are you living in it?
A house with people in it gets done in phases. Dust walls go up, and a kitchen and a bath keep working. An empty house gets done in one pass. The same work costs more and takes longer around a family.
The fourth question, which is ours
What is behind the wall. Old wiring, a leak, a wall that turns out to carry the roof. We cannot answer it from your dining table. We can answer it at the walkthrough. That is why our number comes after we have seen the house.
What Tampa homeowners pay for a remodel, on average.
These are market averages for Tampa, from Angi, updated July 2026. They are not our quote. They show where most remodel jobs land before anyone has seen your house.
A house renovation in Tampa
$14,285 to $63,640 for most houses, and $38,100 on average, by Angi's Tampa data. A 1,600 square foot house runs $24,300 to $96,900 depending on how deep the work goes.
Drywall repair in Tampa
$324 to $1,017 for most repairs, and $642 on average. One square foot of patch runs $55 to $80. Twenty square feet runs $1,010 to $1,520.
Interior doors in Tampa
$150 to $700 per standard door, installed. Double and French doors run $400 to $1,600. Prehung units with a new frame cost more than a slab on old hinges.
A full remodel with moved walls or high end finishes lands above the top of these ranges. A small repair lands below. The 3 questions below tell you which way yours leans. Your written number comes after the walkthrough.

What happens before the first wall opens.
The price is written before the work starts. These are the things that get settled first, because they are what make the number hold.
A walkthrough of the real house
We walk every room in the job. We look in the attic above the walls that change, and under the sinks near them. It takes an hour or two. Everything in the scope comes from that, not from a photo.
A written scope, line by line
Every room and every trade is listed. What is in, what is not, and which parts the licensed general contractor we work with does. The not in list is the honest part. It is what keeps the price from moving later.
One closed price
One number for the written scope. It does not move unless you change the scope. If you add a room, the change is priced in writing before it happens. That is the whole method.
Milestones tied to stages you can see
Payments are tied to stages. Signing, rough work done and inspected, walls closed and finished, final walkthrough. You pay for what you can see. Nobody pays for a promise.
The sequence, with dates
Which room first, which trade first in each room, and when you get each room back. It is written into the scope. A remodel with no sequence is a remodel that finishes late.
What is included, and where it ends.
Every home remodel scope on this site says where it stops. These are the boundaries we put in writing before anyone starts.
How long the house is a job site.
It depends on rooms, trades and whether you are living in it. Paint and trim in three rooms is days. Walls moving and trades in and out is weeks, with inspections between them. A lived in house adds time for phasing. Your scope has the dates, room by room.
When we tell you not to do it
A home remodel is the biggest number most people spend on a house. That makes it easy to sell to someone who should wait. Below are the houses where we tell you to wait.
The budget is one room's worth and the list is four rooms
Do one room well instead of four rooms badly. The scope can be one room now and the next one next year. Each stage stands on its own.
The house is going on the market
A full remodel rarely returns its cost at sale. Paint, patched walls, new baseboards and clean doors often do. We would rather point you at the small job than sell you the big one.
The wall you want gone is holding the roof
That is structure. It needs a licensed general contractor we work with and an engineer before anyone's sledgehammer. If we suspect it on the walkthrough, we say so before you plan around the opening.
The problem is one broken thing
A door that sticks, a crack in one wall, a leak under one sink. Fix the one thing. A remodel is not the answer to a repair, and we do repairs too.
Lifetime warranty on our workmanship.
If the work we did fails, we come back and fix it. That holds for as long as you own the home. On a remodel it covers what we built and finished. The walls, the doors, the trim, the paint prep and the order we did it in.
A warranty is only worth what its exclusions say. Ours are above, in the same size type as the promise. Ask whoever you are talking to how long theirs runs, and get the number in writing.
Questions we actually get asked
Is an estimate the same as a quote?
Not always, and the difference costs money. An estimate is a guess and it can move. A quote is a price for named work. What we give you is a written scope with one closed price. Ask any remodeling company which of the two you are holding.
Is the range on this page my price?
No. It is the Tampa market average from a public source, with its date. It tells you what most people paid. It cannot see your house. We give you a number after walking every room in the job. It is a real one, and it holds.
Do you charge by the hour?
Never. Every remodel is priced by written scope. An hourly price gives you no number to plan around, and nobody a reason to finish.
What makes the price go up after signing?
Only a change you ask for, or hidden damage we could not see. A change is priced in writing before it happens. Hidden damage is priced only after it is visible. Nothing else moves the number.
Can we live in the house during the remodel?
Usually, yes. The work is phased so you always have a working kitchen and bath. Dust walls go up between the job and the rest of the house. It takes longer that way, and the scope says how much.
Is the walkthrough free?
Yes. It is how we get to a real number. It takes an hour or two, and you get the written scope after it. There is no charge and no obligation.
