My Brandon house is from the 1980s. What will a remodel find behind the wall?
The first bathroom, the first kitchen, and the first windows. Brandon has close to 50,000 homes. Half of them went up between 1980 and 2009, and the middle year is 1995. Two out of three are more than 25 years old. The biggest group is from the 1980s. A house from that decade has a bathroom and a kitchen that are 35 to 45 years old. It has single pane aluminum windows and a concrete driveway of the same age. Almost nothing in Brandon was built before 1950. You will not find the old wood walls of Tampa. You will find block walls, a slab floor, and finishes that have done their time. We open the house before we price it, so the number holds.
Does Brandon flood, and what is under my floor?
Under your floor is a concrete slab on sand. Brandon sits on fine sand that drains well and has almost no slope. There are no basements. That sand settles over the years. That is why a driveway here cracks at the edges. It is not frost. It is the ground moving. On flooding, the risk is the river, not the sea. FEMA puts the high risk zones along the Alafia River, Delaney Creek and the low ponds between them. Most of the streets where people live are in zone X, the lowest risk. There is no zone V in Brandon, so storm surge is not part of the picture. If your house is near the river or a pond, we check the flood map first. We look up the base flood height before we scope a big job.
Do I need HOA approval to repaint my house the same color?
In many Brandon neighborhoods, yes. Brandon has 168 registered associations. That is 101 homeowner associations, 27 condo boards, 13 townhome boards and 10 property owner groups. Bloomingdale Village asks for a written request before any exterior painting, even in the same color. Twin Lakes of Brandon allows only the colors in its paint book. Each association has its own rule book, and they do not match. Inside the house, no committee applies. We read your rules before we write the scope. We file what they ask for before the first coat.
What does my HOA say about a new driveway?
More than you might think. Take Twin Lakes of Brandon as an example. Any change to the driveway, in shape, texture or color, needs written approval from the architectural committee first. Only poured concrete or pavers are allowed. No asphalt, no stone, no rock. Pavers have to be earth tones on a brown or gray base. A driveway can be widened by at most 2 feet on each side. If you paint it, it has to be one approved color. Your association may say something different. That is why the HOA rules are the first thing we ask for on a driveway job here. The scope quotes them.
Is Brandon in the 140 mph wind zone, and do I need impact windows?
Brandon sits right on the line. The Florida Building Code draws a 140 mph wind line through the county. It runs about four and a half miles west of the center of Brandon. It follows US 301 and the Palm River. The center of Brandon reads 139 to 140 mph on the map. At 140 or more, the county puts the house in the windborne debris zone. West of 301 the answer is almost always yes. In the center and east it is decided address by address, on the ASCE hazard map. A replacement window or door with a permit carries a design pressure. Inside the zone it needs impact glass or approved shutters.
Is Brandon water hard, and what does it do to a new bathroom?
Yes, it is hard. Brandon drinks from the county's South-Central system. The water comes from the Floridan aquifer through the Lithia plant, with some regional water mixed in. Aquifer water is hard by nature. The county's 2025 report does not print a hardness number. It only says that a softener is a personal choice. The closest official number is from the City of Tampa. It reports 8 to 17 grains per gallon. Anything over 7 counts as hard. Hard water leaves scale on glass, tile and faucets, and the shower shows it first. In a new bathroom or kitchen we tell you which finishes hide the scale and which show it every week. That choice goes in the scope, not in a complaint a month later.
