From the toilet center to any wall

The standard minimum on each side. A vanity 2 inches wider can make a toilet unusable. It is also why some layouts simply cannot move.

Clear space in front of the toilet

Measured from the front of the bowl to whatever is opposite. This is the one that quietly kills a layout somebody sketched on a napkin.

Just 3 inches sounds like nothing. In a compact bath it decides whether the door opens or hits the vanity.

Its swing is a constraint on everything. If the door has to become a pocket or swing out, say so early. It changes the framing.

Layout decides the price. Size barely does.

Whether the fixtures stay put

Toilet, vanity and shower where they already are is the efficient job. Swap any two and that is plumbing, done by a licensed general contractor we work with. It changes the number a lot.

The door and its swing

In a small bathroom the door is a real constraint. A vanity 2 inches deeper can stop it opening. So the scope is drawn against real measurements, not a showroom photo.

Tile height

Carrying tile up the wall makes a small room read finished and larger. It is the most visible money in the job and also the easiest line to adjust.

One trade at a time

Nobody can work around anybody else in a room this size, so the trades come in sequence. That is a scheduling fact. It is why a small bathroom is not much faster.

What the code decides before you do.

Some of this room is not up to you or to us. Here are the numbers the Florida Building Code sets, and what they rule out.

The smallest shower you are allowed

A shower has to give you at least 900 square inches inside. It also has to be at least 30 inches across at its narrowest. That is measured at the top of the threshold. It has to hold that width up to 70 inches above the drain.

Where the toilet can and cannot go

The toilet needs 15 inches from its center to any wall or vanity. It needs 21 inches clear in front. Those two numbers rule out most layouts drawn on a napkin. We measure them on your floor before the scope is written.

The room still has to dry

A small bathroom holds steam longer than a big one. The code asks for a fan of at least 50 cfm. If the fan runs all the time, 20 cfm is enough. A window that opens can do the job instead.

A written scope is only worth something if it says where it stops. These are the boundaries we put in writing before anyone starts.

How long the bathroom is out of use.

A small bathroom is out of use for the whole job. There is no half of it to keep working. If it is the only bathroom in the house, say so at the walkthrough. It changes how we sequence the work, and it belongs in the plan.

When we tell you not to do it

Every company on your list will say yes to this job. In a small bathroom, these are the cases where we say no. It costs us the odd project, and it saves you a lot more than that.

It is the only bathroom and there is nowhere else to go

We will tell you how long it will be unusable, before you commit. If that does not work for your household, the answer might be to wait. Or to split the job. What it is not is pretending the work will go quicker.

You want to move the toilet 3 feet to gain a little room

In a small bathroom that is often most of the plumbing cost. And the gain is something you stop noticing in a week. Sometimes it is worth it. Usually it is not, and we will say which one we think it is.

The budget only covers half the room properly

We would rather do the shower correctly and leave the vanity for later. The other way is to spread the money thin and waterproof nothing properly.

Questions we actually get asked

Does a small bathroom cost proportionally less?

No, and this is the most common surprise. The same trades come, the same waterproofing goes in, the same fixtures get set. What scales with size is the tile, and tile is rarely the biggest line.

What makes a small bathroom feel bigger?

Carry the tile up the wall. Use a larger format on the floor, with fewer grout lines. Put in a glass panel instead of a curtain, and good light. None of that changes a single dimension of the room.

Can you work if it is our only bathroom?

Yes, and we plan around it on purpose. The plan exists before we start, and you know which days are the hard ones.

Is a pedestal sink a good idea in a small bath?

It looks lighter and it costs you every bit of storage in the room. In a guest bath that nobody keeps anything in, it works well. In the bathroom your family uses every day, you will miss the cabinet.

How do I know if my layout can change at all?

Measure 15 inches from the center of the toilet to each side, and 21 inches clear in front. If you do not have that today, the layout is telling you something. Same if you would lose it after the change you are picturing.
